Greenfield set-up in India for a textile manufacturer based in Israel

Engagement: SKP was engaged by a leading textile manufacturer of non-woven fabrics based in Israel planning to set up operations in India. The client was evaluating various locations for setting up their facility and meeting with state government officials for acquiring land. There was no clear direction for choosing the best location for the facility and there were several practical issues related to land acquisition from State Industrial Development Corporations.

Preliminary Mandate: Location planning and real estate support for the proposed project

Solution/Value Delivered
SKP was involved right from the initial land scouting phase and guided the company in the following:

  • Location Planning: We provided a detailed study comparing potential industrial areas for the proposed project. The study involved both qualitative and quantitative factors and in-depth analysis of logistics and infrastructure costs for each location. Following SKP’s recommendation, the company zeroed in on Nagpur as its manufacturing base for its Indian operations and decided to acquire land at this location.
  • Real Estate Support: We oversaw the entire land acquisition process in Nagpur including the land application process and interaction with nodal governmental agencies such as the Maharashtra Industrial Development Corporation (MIDC) and the Government of Maharashtra Industries, Energy and Labour Department. With extensive efforts and persuasion, the entire process was completed within a year without the company needing to hire any employees in India, and the final agreement with MIDC was also signed. Currently, SKP is working on the next phase of construction of the manufacturing set-up.

Through constant follow-ups and timely responses to the State Industrial Department, SKP managed to obtain the entire piece of land as required within the stipulated time frame.
